Project Overview

Complete renovation of the 30-year-old five-star hotel transforming it into one of Bahrain’s contemporary luxury hotels. The fast-track project was completed in only 11 months. The extensive top-to-bottom refurbishment comprised of the fit-out works for all internal areas, including the Ground floor, Mezzanine floor, Technical floor, 1st to 10th floors, and leisure and business facilities. Additionally the scope included a facelift to the façade, a new outdoor pool area, all associated external works and the complete MEP services.

Renovated areas consisted of the entrance lobby, lounge and reception, a ballroom for 600 persons, a pre-function area, a Majlis, 321 rooms and 31 suites of various grades including Royal and Presidential suites, standard and executive floor lift lobbies and corridors, lift cars, Club floors and business centres including 16 meeting rooms, a lounge bar, and five new restaurants, two of which were designed by GPZ’s ID Division.

All areas were stripped out completely to bare concrete, including finishes, MEP systems and windows. Fit out works consisted of decorative gypsum walls and cornices, gypsum and wood-cladded ceilings, elaborate metal screens, marble buffet and bathroom countertops, new aluminium windows and other aluminium details, which were manufactured and installed by GPZ’sMetal, Aluminium, Gypsum and Marble Divisions. Extensive joinery works were carried out by GPZ’s Joinery Division, such as wall cladding with wenge panels in modern designs, polychrome lacquered feature walls, bespoke desks, wardrobes, reception counters, decorative wooden dividers, and various fixed and loose furniture. Other finishes included broadloom carpets with custom-made designs and parquet floors to rooms and common areas, marble and mosaic to bathrooms, wallpaper fitted to almost all areas of the hotel by experienced GPZ craftsmen, and a 10m long backlit onyx Reception. Existing marble floors in theLobby and other areas were re-polished.

The new façade, comprising external composite aluminium panel cladding (18,000m2) and double-glazed windows to the entire exterior of hotel, was designed by GPZ’s ID Division and completed in less than 2 months. The new main entrance canopy was also designed by GPZ and included 500m2 of granite cladding which was mechanically fixed to the whole lower front side. A new pool deck area was formed using Petra Serena as the predominant flooring material, large mosaic cladding in the pool andJacuzzi, and green walls. Other external works consisted of access roads, paved areas and driveways, and a security station.

Design, supply, installation, testing and commissioning of all mechanical, electrical and building services were executed by GPZ’s MEP Division. These included new state-of-the-art VRV energy saving air-conditioning systems, FAHU/ AHU Units, BMS and RMS systems, PBX phone system, lighting, dimmer system, switches and sockets, fire alarm and fire-fighting systems, external lighting and façade lighting controlled by DMX, plumbing, drainage, sanitary-ware, fittings and bathroom accessories, etc. All systems were efficiently designed to reduce energy consumption by up to 35%.
